Energy Smart Homes Policy

On 1st July, 2004 BASIX Legislation was introduced in NSW. In many ways this is just an extension of Energy Smart Homes Policy that had been in existence since July 2000. See also Basix link on this site for more information.

All new single dwelling residential development applications are required under the Legislation to have BASIX Compliance are required to furnish as part of their documentation BASIX CERTIFICATION. BASIX CERTIFICATION includes a number of areas where mandatory levels of effective reduction in the use of natural resources as well as the reduction of greenhouse gas emissions are calculated for any application submitted.

Applications submitted after 1st July, 2004 requiring BASIX compliance are required to include a Schedule of Commitments that accompany the CERTIFICATION - these areas include Thermal Comfort, where meeting the minimum comfort levels are required otherwise a BASIX CERTIFICATE cannot be issued for the development.

This Practice can assist clients with professional advise on, and the preparation of BASIX CERTIFICATION as well as assisting in providing simulation of THERMAL COMFORT LEVELS so that their projects will achieve a satisfactory level to gain a BASIX CERTIFICATE.

We are members of the Association of Building Sustainability Assessors the organisation charged with the administration and issue of Thermal Comfort Assessments by its members, trained in areas of Energy Sustainability. 

Our services cover generally the following:

  1. Preparation of an Thermal Comfort Energy Assessment in accordance with standards set by DEUS and DoP.
  2. Determination of compliance or non - compliance outcomes based on computer simulations.
  3. Assistance in establishing modifications required to meet minimum Thermal Comfort Levels such as to meet the minimum levels required to gain a BASIX Certificate.
  4. Certification of the project to the Owner/Architect of Thermal Comfort Levels.
  5. BASIX Certification to Authorities and assistance for the Owner/Architect.

It is worth noting that there is no formal training required to complete a BASIX Certificate - anyone [male, female, dog, cat or babe in arms] can complete and get a BASIX Certificate. Also worth noting that usually a high percentage of Certificates completed by the untrained are returned when they are lodged and usually because they are incorrect and don't match the documents supplied.
So what is the answer...doing waste time and effort and get an experienced professional to assist, he/she will save you time and money by getting your certificate right the first time round.
