DIY found to lower the standard of Residential Building BTP in NSW - varies between 200% to 400% below Simulation Method when compared with NatHERS and far more variation expected to AccuRATE.

A Hazard is defined as:

Anything (including work practices or procedures) that has the potential to harm the health or safety of a person.

A Risk is defined as:

The possibility of incurring misfortune or loss.

OR

The chance of a loss or other event on which a claim may be filed - either Insurance or Legal.

HAZARDS + RISKS:

In assessing hazards and their associated risks we use the HazPAK system developed by WorkCover specifically to assist those responsible for carrying out audits and based on experience in the industry.

SAMPLE HazPAK TABLE:

Numbers shown in the following table indicate how important it is to do something: 1 (extremely important) through to 6 (least important).

For each hazard think about:

How severely it could hurt somebody.
How likely is it to hurt someone.

Kill or Disable Several Days off Work First Aid
Very Likely - could happen regularly 1 2 3
Likely - could happen occasionally 2 3 4
Unlikely - could happen, but only rarely 3 4 5
Very Unlikely - could happen, but probably never will 4 5 6

PROPERTY OHS ASSESSMENTS:

Our experience in the building and property industry allows us to Identify all potential hazards and assess the risks arising from those hazards for all types of properties against the requirements of the new Occupational Health and Safety (OHS) Act and Regulation.

As well as assessing potential hazards we provide audit services for various types of properties that include assessment for compliance with relevant Building Acts, Codes and Regulations applicable within NSW.

In the preparing the basis for our audit reports we consulted with WorkCover and its Construction Inspectorate to ensure our knowledge of the new OHS Act and Regulation is current, and to confirm our inspection and reporting methodologies meet their requirements.

We employ strict quality assurance controls in the preparation of our reports and completion of all of our services.

POOLS:

We have designed and inspected the construction of a number of pools and spas.

This experience allows us to Identify all potential hazards and assess the risks arising from those hazards against the requirements of the Swimming Pools Act 1992 and Swimming Pools Regulation 1998.

As well as assessing potential pool and spa hazards we provide audit services that include assessment for compliance with relevant Building Acts, Codes and Regulations applicable within NSW.

  • Compliance with the requirements of current Building Acts, Codes and Regulations.

  • Any breach of the requirements of relevant current Acts, Codes and Regulations, and

  • Likely risk of damage (Life as well as Property) arising from any breach found of Acts, Codes and Regulations.
